Documents required for the stipulation
The following documents and information represent the minimum and typical requirements to submit to the notary for some of the most common deeds. Any additional checks and documentation may be necessary and requested following the final review of the application.

What is Energy Certification?
Energy certification for buildings was introduced in the Italian regions in response to Legislative Decree 192/05, which establishes "the criteria, conditions, and methods for improving the energy performance of buildings." The Lombardy Region was among the first to regulate the matter in detail, making the Energy Performance Certificate an indispensable tool for identifying the energy consumption of an entire building or individual apartment. Just as common household appliances today largely tend toward the "A" class, the lowest energy consumption, buildings must strive for the best energy performance to increase their commercial appeal.
In this regard, it's worth noting that, since November 2011, brokers advertising properties have been required to include the property's energy efficiency class in their listings. Precisely for the purpose of improving the building system as a whole, the Energy Performance Certificate (EPC) was created. Prepared by qualified technicians, it first analyzes the current consumption situation for heating and domestic hot water production and then recommends improvements, based on a scale of priority calculated by calculating the cost/benefit ratio, both for the building envelope (e.g., surface insulation, window replacement, etc.) and for the systems (e.g., boiler replacement, etc.), and, where possible, the introduction of alternative energy sources such as solar thermal and photovoltaic systems.
What obligations does the Lombardy region impose?
The Lombardy Region has regulated this matter with its Regional Resolutions No. 8/5018 of June 26, 2007, No. 8/5773 of October 31, 2007, No. 8/8745 of December 22, 2008, and No. 9/1811 of May 31, 2011, as well as by virtue of Regional Law No. 10 of June 29, 2009. In short, the Energy Performance Certificate must be attached to all deeds of transfer of real estate units for consideration (excluding cellars, storage rooms, garages, and carports), as well as delivered to the tenant upon signing the lease. Failure to comply with these requirements is severely penalized by the Regional Law itself. In addition to donations and other gratuitous transfers, the following are exceptions: transfers of undivided real estate shares, transfers of bare ownership and partial real rights, deeds of division, and corporate mergers and demergers. Archinota
How to find the documents
Notaries retain documents in their offices until they cease practicing or transfer to another notarial district. The documents of notaries who have ceased to practice notarial duties and those of notaries who have transferred to another district are retained in the Notarial Archives.
Citizens can now find a notarial deed from a notary who is no longer in practice or has moved, request a copy, or simply inquire about the cost of the service with the new Archinota service developed by the Central Office of Notarial Archives of the Ministry of Justice.
The Archinota service contains information regarding the location of the Notarial Archive, which holds documents filed by notaries who ceased or transferred after January 1, 1980. For notaries in practice before January 1, 1980, the start date of activity is January 1, 1980, from which searches are possible.
